Drainage Design
These layouts would fully detail the drainage & sewer networks on & offsite complete with gradients, pipe sizes & invert levels. Cover levels and pipe materials can also be displayed if required.
A comprehensive legend would allow the recipient to distinguish between different types & sizes of manholes & inspection chambers, gullies, type of drainage run (foul, SW, combined, land drainage, etc) and other ancillary facilities such as pump stations, headwalls, flow restrictors, etc.
All designs would conform to the requirements of BS EN 752, The Building Regulations Part H, Sewers for Adoption 6th Edition, BRE 365 (soakaways) and CIRIA guidance of SUD's design etc.
Drainage calculations and/or analysis would accompany any submission as would all relevant adoptable / private standard drainage construction details.
Special drainage protection measures would be addressed as required through yourselves or your nominated Ground investigator / Structural Engineers.
Submissions to Water Undertakers (for Section 104, 106, etc) and (where applicable) the Land Drainage Authority / EA would be made once the scheme has been submitted to & approved by yourselves. These submissions would then be followed up regularly until formal technical approval had been granted such that the relevant agreements could be entered into.
Technical Submissions
Typically, all building works whether internal or external require a degree of 'consent' from Local Authority or other statutory body.
We would submit plans & details on your behalf for technical issues such as:
- Section 38 / 278 Highway Works (Highway Authority)
- Designated Roads Approval (Highways Agency)
- Section 104 / 106 Sewer Works (Water Undertaker)
- Land Drainage Consent (E.A. or Land Drainage Authority)
Submissions direct (or via yourself) for Building Regulations Approval, Planning Consent, etc could also be made where appropriate.
All submissions would be followed up in consultation with yourself, until such time as a formal notice of approval had been received and draft agreements put in place.
Our primary aim is to secure all approvals prior to commencement on site, thus reducing the risk of abortive works, through late specification changes.
IDL is so confident that we can deliver this, that it is standard pricing policy to withhold invoicing a percentage of the design fee until approvals are secured.
